How to Minimise Damage to your Property by Tenants

Protecting the property, you rent from risks is a great investment for any landlord. Accidental damages might be caused even by the best tenant. Landlords can be affected a lot financially considering all the repairs to be done. There are cases where landlords are saved by having an insurance cover which in some cases saves the landlord tens of thousands of dollars. It is very crucial for a landlord to come up with measures that reduce rental income loss due to damage caused by tenants.

Here are some ways to minimize damage to your property by tenants:

1. Present a property that is attractive

A property that is clean and is well taken care of will give the tenant a clear
picture of how the house should be kept. Tenants may be challenged to maintain the level of tidiness of a property that is well presented than that which is disorderly. With the property being presentable tenants are likely to make their rent payments on time and stay for a longer period in your property.

2. Property manager should be appointed by the landlord

Being a landlord means one has a lot of responsibilities to the tenant as well as the rental property which necessitates one to be very committed. Conducting inspections regularly, making time for maintenance requests, taking care of potential liabilities and assisting in making sure the property is well maintained are some of the responsibilities that will require both the landlord`s time and commitment.

Appointing a manager who will assist you in these responsibilities might be necessary especially if the property is not near where you live, or you have other commitments. Property managers will maintain order on your property and also check for tenants who have defaulted on their payments or damaged your property maliciously. They can as well consult former landlords to ensure the tenant had no issues previously.

3. Regular inspection of the property

Inspection of the property regularly will help the landlord identify if there are any damages and when they arose, issues of maintenance which need a quick response or whether there are any issues that might be legally threatening. Inspections are an efficient way of the lease agreement is being followed to the latter, and the tenant is maintaining the property well enough. They should take place after 3 to 4 months when the property is occupied or empty.

4. Lease agreements

Ensure the tenant understands the lease agreement, and they will avoid damaging your property. A detailed lease agreement is not only a sure way of settling disputes but also an excellent pillar of successful tenancy. Ensure the tenant is aware of their responsibilities to maintain the property in good condition like avoiding damage by water or fire and maintaining cleanliness.

5. Have strict policies on pets

Pets may cause damages to the property. If you allow your tenants to have pets, you should have strict and clear guidelines on them and ensure they understand and abide by them.

As a landlord, maintaining your property and ensuring your more tenants are not troublesome will assist you to avoid damages. Ensure that your policies are good and maintain your property in a presentable condition for you to attract more tenants.

The benefits of Renting Furniture versus Buying It

Living in an apartment has its own challenges especially when it comes to furnishing. As an apartment resident, you have the choice of hiring furniture or buying it.

But which one makes more sense, hiring or buying?

The cost of renting an apartment plus deposit is generally higher compared to owning an independent house. On the other hand, owning your own apartment means that a lot of money was spent on buying the house. If you add this to the cost of furnishing your home including maintenance and other routine expenses, the budget is probably way off the ceiling. Furniture costs will only be adding to the mess you are already in as this will be adding up to the list of expenses.

Renting Furniture in Your Apartment

Furnishing your new apartment can be a challenging task considering other house expenses such as deposit. This means that choosing to buy your own furniture puts you at the risk of further depleting your investments. You may also end up compromising on quality so as not to go beyond your budget. There are now several furniture rental companies that can help you in this regard by giving you an opportunity to rent some good-looking furniture, at an average cost. Some of the benefits of renting furniture include:

  1. Less Time Consuming

With busy schedules already being part of the problem, you can choose the right furniture you need for your apartment within no time.

  1. Saves Money

The money used on maintenance and buying new furniture can be used for other investments or activities.

  1. Easy Maintenance

With renting you do not have to worry about furniture maintenance costs as rental companies normally take care of this.

  1. Quality Furniture At A Reasonable Cost

Furniture rental companies will offer you many choices to choose from which will come at a reasonable cost depending on the type of contract, either a monthly or quarterly contract.

  1. Convenience

You can change to a new set of furniture with a lot of ease which is not possible if you are buying your own furniture. Renting is also convenient for those who are always on the move given the nature of their jobs.

Buying Your Own Furniture

Buying your own furniture has a few benefits of its own which include:

  1. A Sense of Belonging

Buying you own furniture comes with a sense of belonging which is largely a psychological factor. This is the attachment you have with something that belongs to you.

  1. You Take Care of Your Own Damage Costs

While using rented furniture, you always have to take extra care not to cause any damage as this will invite penalties from the rental company.

  1. More Choices Are Available

Buying your own furniture allows you to choose the best furniture for your house which may not be available from the rental vendor.

  1. A Long-Term Benefit

Once you settle down in an apartment that you plan to live in for a long time, then it will make more financial sense to buy furniture rather than rent it.

There you have it, both renting furniture and buying it are excellent choices to consider depending on the convenience each choice offers you. How to make a bed quickly easily and neatly

Making your bed is one of the most basic tasks in life. As a child, your mum likely encouraged (nagged) you to make it each morning but still many of us as adults may not know how to make a bed efficiently and neatly.

Surprisingly, there are many people across the globe who are incapable of making their own beds well every morning after they wake up. The good news is, if you fall into this category of people, then today’s your lucky day! In this article we’re going to look at the techniques on how to make a bed quickly, easily and neatly.

Many studies have shown that making your bed in the morning is one of the best ways to set yourself up for a productive and successful day? The theory is, if you start the day by making your bed, you will have already accomplished one of the tasks of the day, and this will give you the motivation to go on completing more and more tasks! Maintaining a neat bed also help keep your mind uncluttered.

So, let’s get to it!

Uncovering how to make a bed look absolutely amazing and how to quickly make it are some of the aspects that we are going to focus on today, which can also be especially useful for hotels and B&B’s if you need to make lots of beds quickly! Whether you’re hiring beds or making your own bed at home, the following are the simple techniques of how to make your bed quickly, easily and neatly.

1. Ensure that you have a quality mattress

The quality of the mattress you choose will have a great impact on your sleep during the night and the ease of making your bed every morning. There are many mattress types to choose depending on the kind of sleeper you are. Generally, firm mattresses are usually the best. But if you decide to pick a softer mattress, then add a mattress pad to enhance your comfort, and ease of making your bed every morning.

2. Cover the mattress with a bed sheet

The first thing you should do after ensuring your mattress is in order is to fit the mattress with a bed sheet. Fitted sheets are usually the best as they will give you a humble time when covering the mattress. Fitted shits comfortably fit around the mattress and will save you the hustle of tucking the sheets in by yourself. But if you do not have flat sheets, just put it neatly, and evenly so that you can tuck it under the mattress.

3. Pick a top sheet and lay it on the fitted sheet

The top sheet is usually a flat sheet. Just like the bottom sheet, spread it neatly and evenly over the bed, but this time only tuck the foot of the bed and leave out the head. Ensure that the finished sides of the sheet face downwards.

4. Add blankets or your duvet

Your blankets or duvet can be added by repeating step number 3. Just ensure that only the bottom part is tucked in.

After adding the blankets or duvet, carefully fold the top sheet at the head over the blankets or duvet.

For quickly making your bed at this stage, check out this video from Rebecca Brand:

5. Put pillows

The last step is blending the elegant look of your bed with beautiful soft pillows. The pillows can either be placed to lay down flat or stand against the headboard.

And that’s all there is to it! We hope the above steps for  making your bed easily, quickly and neatly helped you today. If making your bed has always been a nightmare to you, we hope that now it isn’t!

20 Ways to get Better Sleep

We’re always being told that, in general, we don’t get enough sleep. Countless studies have been done on the length and quality of our sleep over the last few decades, and the results aren’t particularly positive. It seems that, on average, we’re getting less sleep and poorer quality sleep than even a few decades ago.

There is a whole host of reasons for this, but mainly it seems to be an unfortunate by-product of our hectic modern lives. But you can fight back! Hopefully, these tips will help you catch those Zs easier and for longer.

  1. 1. Eat a light dinner, and stop eating three hours before you go to bed.
  2. 2. Make your bed! A less cluttered room is easier to relax in.
  3. 3. Exercise or take part in more active hobbies during the day so you’re more tired in the evening.
  4. 4. Cut out caffeine from your diet.
  5. 5. Consider taking a nap, but avoid napping for too long! Some research shows we’re biologically programmed to nap during the daytime, so you needn’t feel guilty!
  6. 6. Exercise in the early evening (if you haven’t already).
  7. 7. Eat a light dinner, and don’t eat three hours before bed.
  8. 8. Try listening to white noise to sooth you into a deeper slumber – (here are some of the best white noise machines)
  9. 9. Don’t listen to anything particularly loud an hour before you go to bed.
  10. 10. Take a warm bath about an hour before you go to bed.
  11. 11. Make sure your bedroom is at the right temperature (between 23 and 12 degrees, but research suggests 18 degrees Celsius is the optimum temperature).
  12. 12. Have a cup of camomile tea before bed (why not add some honey too?)
  13. 13. Have a routine before bed (brushing teeth, getting into your pyjamas, etc.)
  14. 14. Make sure your room is as dark as possible. Maybe invest in some blackout curtains, or an eye mask.
  15. 15. Open your curtains in the morning to start your melatonin cycle (and at sundown, dim your lights to help with this cycle too).
  16. 16. Buy a plant for your bedroom (Aloe Vera, Lavender and Jasmine plants have all been shown to help improve sleep).
  17. 17. Aim for the optimum length of sleep (7 to 9 hours for adults).
  18. 18. Don’t use any electronic devices an hour before sleeping. The blue light emitted by their screens has a negative effect on your circadian rhythm.
  19. 19. Try breathing exercises to relax yourself.
  20. 20. Don’t get too much sleep! Although it might seem counter-intuitive, too much sleep can actually carry some health risks.

Choosing the Best Mattress Topper for your Bed – Pros & Cons of each topper type

The bed is the centrepiece of your room, the one place you make a beeline for at the end of a long day. For many, it’s even the highlight of their day!

That’s why it really makes sense to make your experience as comfortable as possible. If you own and old thrifty mattress and the money it tight the best way to freshen it up is adding a good mattress topper. Toppers can also be great if your bed is a little too hard for comfort or if you’d like some extra warmth in the winter.

Mattress toppers vs. pads and protectors

A mattress topper is an extra layer you roll onto your bed for added comfort. They provide additional support and help keep you nice and cozy during cold weather.

Just to be clear, a mattress topper is not the same thing as a mattress protector – the latter being a thin cover meant to keep out moisture, mildew, allergens, dust, and pests.

It’s also not quite the same as a mattress pad. Pads are usually thinner and perform much the same function as the mattress protector while still providing some comfort.

This is the first decision you’ll have to make – which of these is the best option for you, a topper or a pad? We found the dilemma clarified in detail in this topper and pad guide on who have worked with us to help create this expert guide on choosing the best topper for your bed.

How to Choose the Best Mattress Topper for your money

At any bed store, you’ll find hundreds of mattress toppers to choose from. They come in all shapes and sizes, which can often be quite daunting to tackle.

To save time, effort, and money on your part, let’s address the advantages and shortcoming of each type.

Latex Toppers

A form of rubber, latex can either be synthetic or natural Talalay (made from Hevea Brasiliensis tree sap).

  • Latex toppers can be very firm. This gives them high durability and can provide good support (especially useful for people who have joint or back problems).
  • Despite its firmness, latex has low transfer motion. This simply means you won’t be disturbed by your bedmate moving around.
  • Latex is also anti-microbial and for the most part, anti-allergenic.

  • A latex surface can trap heat, so lying down on it for a long time might feel very warm.
  • It may also feel too firm or too bouncy to some people’s tastes.
  • It won’t work for people allergic to rubber or latex.
  • For those concerned with green living, natural latex can be costly.

Memory Foam Mattress Toppers

This chemically-enhance polyurethane returns to its shape after use. Because it conforms to your body it provides ample support and comfort. It also comes in a variety of densities and, opposed to what most people think, it’s very different from latex.

  • Never wrinkles or gets bent out of shape.
  • Soft surface for added comfort.
  • Provides ample support for arthritic joints and similar problems.
  • Memory foam reduces motion, so you won’t be bothered by your bedmate’s movement.

  • Over time, it may start feeling hot.
  • Memory foam is more expensive than other materials.
  • You may have a hard time turning or moving around in bed.

Polyester Blends

Also known as fiberfill, this is a synthetic material but feels like feather or down.

  • Very affordable.
  • Unlike other materials, does not carry an odor.
  • Feels like feathers but is non-allergenic.

  • Does not provide much support or cushioning.
  • Over time, it can feel hot.
  • It may get lumpy through use.
  • It may also flatten over time.

Feathers and down toppers

These are much like feather duvets, and while they are incredibly soft they do not offer much support.

  • Feathers feel very soft and comfortable
  • Because of the air in between them they do not trap heat.
  • Easy to move around in bed or turn over.
  • Feather toppers do not cost as much as latex or memory foam.

  • Feathers can cause allergic reactions
  • You will need to occasionally fluff them up as they tend to flatten over time.
  • Feather make noise when you move on them and can wake up a bedmate.
  • Watch out for feather shafts sticking out of the cover.

Made from the fleece of sheep, wool toppers are rarer but provide an outstanding level of comfort.

  • Wool toppers are soft and comfy.
  • Provide the right amount of temperature regardless of weather. They feel cool in summer yet warm in winter.
  • Easy to move around in bed.
  • Wool is a highly durable material and wool toppers can last years.
  • Wool is antimicrobial. It is also hypoallergenic except for those allergic to wool.

  • Wool toppers are expensive and difficult to find.
  • New toppers may smell like sheep, at least at first.

A small price to pay for nice place to lay

While purely optional, mattress toppers are a great way to bring additional comfort to your bed. Hopefully this list gave you an idea of what topper best suits your taste. It’s a relatively small expense for the essential need of a good night’s rest.

What to look for when choosing your crib

Safety, simplicity and beauty are often the main factors you need to consider when choosing your crib. However, good support from a soft and thick mattress, and good ventilation are important features for your baby. It is better to opt for a reasonably bigger size crib so that it accommodates your child comfortably and gives plenty of space for toys.

Child Safety

  • You need to give top priority to safety. If you’d prefer a crib with wheels, choose the one which has a locking feature, as this prevents unintentional movement.
  • The gap between slats should be of maximum 5cm to 6cm. A minimum of 3cm is required to allow proper light and ventilation.
  • Choose a crib with fixed side rail. This way you don’t end up dropping it accidentally and hurting your baby.
  • While selecting the material for the crib, opt for unpainted wood or superior grade plastic. Metal is normally avoided unless it is high quality steel with no sharp edges.
  • The mattress should be thick enough (5 to 6 inches) to provide cushioning while sleeping.
  • The distance between top of the mattress and top of the rail should be at least 20 inches to prevent the child from climbing out.
  • Height of the crib legs should preferably be 5 to 6 inches to the mattress. This makes it easy for you to lift and place the baby inside firmly without having to stretch down too far.

  • You might get tempted to buy or hire a fancy crib with complex design to amuse your baby. However, it is better to opt for a simple one to avoid baby clothes getting caught.
  • A soothing colour helps keep your baby (and you!) calm and soothed.
  • A convertible crib is ideal which can be changed into a bed once your child becomes 2 years old. Multiple functional cribs are also useful as they can be dismantled and transported easily when you move.

  • Minimum of 27” width x 54” length is required to provide maximum comfort. If your child’s room can accommodate a larger one, you can opt for 40” X 60”.
  • Avoid mattresses with a plastic coating which can cause allergic reactions with your baby’s sensitive skin. Instead you can use a baby rubber mat to cover the mattress for when and if your baby wets the bed.
  • You can choose a canopy to cover the crib as it helps safeguard your baby from insects – meanwhile, it can also can look very nice!

Travel Crib

A portable crib made of light weight aluminium, nylon and plastic is highly useful, as it can be carried wherever you travel. It is easy to assemble and dismantle within a few minutes.

Multi-use Crib

Multi-use cribs can accommodate a shelf for keeping baby clothes and things. However, you need to ensure maximum space within the crib to meet the safety guidelines aforementioned, and the room itself needs to be spacious enough.

Crib Shape

It is better to opt for a rectangular shape if you wish your kid to have maximum space. Round cribs occupy slightly less space and might be recommended if you have a small house. They are can be more lightweight in nature and, like rectangular cribs, are available in a variety of attractive colours.

The Secret to the Perfect Night’s Sleep

So you’ve cut out the caffeine in your diet, bought a black out blind and invested in some ear plugs and you’re still finding that you just can’t sleep and before you know it morning has made its appearance once again. Rather than hitting the snooze button just one more time, try these tricks for the perfect night’s sleep:

It’s easier said than done we know, so make a calm bedtime routine if you make the effort to relax and unwind before bed you will sleep easier and deeply. Try relaxing in a warm bath in the evenings to soothe your stress. Televisions and computers are not recommended as a tool to fall asleep or relax to as the light they give off supresses your melatonin production and can stimulate the mind rather than relaxing it. If your favourite programme is on record it for the next evening.

Regular Exercise
Your exercise habits can contribute to your sleeping pattern , you’ll have a much better sleep if you do exercise daily, you don’t have to be an Olympian to reap the benefits, as little as twenty minutes of gentle exercise will promote sleep. Try a brisk walk home from work, or a bike ride, or even a bit of gardening or housework.

Avoid Alcohol
Many people think that a quick night cap will send them to sleep in no time when in reality although it may make you fall asleep much faster than normal it will reduce your sleep quality, waking you up in the middle of the night – often because you’re dehydrated. To reduce this affect try having wine with your meal and not after it.

Of course the most obvious one of them all is to ensure that you have a comfortable bed to sleep in. You need to find the bed to meet your needs and you’re comfortable in. Make sure you have the appropriate mattress, pillow and duvet weight and density for your needs to ensure maximum support and comfort. Finding the right bed can be hard as everyone requires different needs, you need a bed that will give you the correct support and comfort and provides you with a healthy space to sleep in.
